Appliances: The majority of appliances are Miele, due to their outstanding quality of design, manufacture and aftercare. The top of the range A and AA grade Miele appliances include Multifunction ovens, induction hobs, integrated extractors and cooker hoods, microwaves, integrated dishwashers and built-under refrigerator/freezers. The only exception is in relation to the washer/dryers, where a model by Siemens was selected for its performance and efficiency. In addition, the penthouse features a Miele 45cm combination oven, master cool integrated refrigerator/ freezer and built-under wine cooler.

Bathrooms: Suites The toilets and basins are designed by Philippe Starck for Duravit, and are complemented by large, luxury baths. Showers Large Hansgrohe aerated low water usage showers have been fitted, which use a combination of water and air for advanced washing. Brassware The mixer taps are also by Philippe Starck, designed for the Axor range for Hansgrohe. Flooring Italian porcelain large format tiles feature in shades of modern grey. LABC Warranty All properties are sold with a comprehensive tenyearwarranty. This covers the cost of rectifying works and partial or complete rebuilding in the event of major damage. Lobby: A residents’ letterbox cabinet will be accompanied by Steven Farthing’s commissioned artwork (featured on the brochure’s cover and currently on display in the show apartment).

Green roof: Offering impressive environmental credentials and localised benefits, this is a beautiful, low maintenance solution. Advantages include acoustic soundproofing, run-off water management,better thermal performance and improved air quality.

Bike storage: A large, secure facility located within the property for storing bicycles.

Apartments: Front doors Every apartment has a large, solid painted hardwood front door, featuring stainless steel ironmongery.

Flooring: High quality, wide oak floor boards throughout, including feature spotlighting in hallways.

Lighting: The low energy LED lighting is controlled by flexible scene setting switches with a selection of dimmer settings. In addition, there are designated, prominent locations within each apartment that allow for feature lighting. A generous range of 5amp and 13amp plug sockets have also been installed.

Windows: All windows in The Brinsmead are inert gas filled double glazed steel frame units based on the original building design.

Walls: Apartments feature back insulated exposed brick walls that complement the open-plan, loft style aesthetic.

AV wiring: All rooms have been fitted with wiring for speakers. The system has been designed to house the AV system of your choice in a convenient central location within each apartment. An example Sonos system has been installed in the show apartment.
